The Planning Group of Eardisley Group Parish Council has reviewed this application and I am asked to forward the following feedback on their behalf:

“The Planning Group is unaware of current agricultural activity on this site and therefore questions the validity of the application being for agricultural use, as stated. The Group also questioned the size of the site, i.e. 5 hectares and estimate the plot indicated on the application form to be significantly smaller.

EGPC therefore wishes to oppose this application.”

P184262/F – Annexe, Courtlands Farm, Winforton HR3 6EA: Proposed replacement dwelling with garage.

The Planning Group of Eardisley Group Parish Council has reviewed this application and I am asked to forward the following feedback on their behalf:

“This proposal to replace a 3-bed farm annex with a 4-bed house and garage does not appear to be on the same footprint as the structure being ‘replaced’. [The same applicant is in the process of appealing 5 additional houses and, if approved, this would be the 14th house being proposed on this site.] If, as stated, the applicant wanted to have more affordable or self-build housing as part of the development, the Parish Council believes provision could already have been made from the total of 7 houses currently in progress on this site. Instead of this, however, the site developer upgraded the design of these properties to include superior porches and conservatories, thereby increasing the market price.

The Design & Access Statement declares the site is in the ‘settlement development’ according to the adopted NDP. However, in fact, the site in this proposal is not within the NDP settlement boundary. It is the Parish Council’s view that other houses that either have been or are being built should not set a precedent for building more. This is especially the case as the permitted level of development in Winforton has already significantly exceeded the 12 agreed to by the community as part of the NDP, with a total of 22 (not taking into account those subject to appeal) already having been built or approved.

For these reasons, EGPC is objecting to this application.”

The Planning Group of Eardisley Group Parish Council has reviewed this application and I am asked to forward the following feedback on their behalf:

“The Planning Group has no objections in principle to the proposed variations. However, it is mindful of the observations made by the Historic Buildings Officer regarding the need to reflect the characteristic and vernacular of buildings in the local area. Subject to this provision, EGPC supports this proposal.”

This application was reviewed by the Planning Working Group of Eardisley Group Parish Council and the following feedback is sent on their behalf:

“After consideration, no objections were raised and it was, therefore, agreed the application should be supported, especially as the collective view was the proposal would make the garage more compatible with the house. It was noted that a separate planning application would need to be made in future, should the property owners wish to turn the proposed storage room in the garage into accommodation.”

This application was reviewed by the Planning Working Group of Eardisley Group Parish Council and the following feedback is sent on their behalf:

“After consideration, no objections were raised and it was, therefore, agreed the application should be supported. There are a number of other properties in the road with off-road parking and dropped kerbs, so a precedent exists.”

This application was reviewed by the Planning Working Group of Eardisley Group Parish Council and the following feedback is sent on their behalf:

“Policy E3 of EGPC’s adopted NDP supports the use of renewable and low carbon energy wherever possible and, therefore, supports the generation of electricity by solar panels so long as there are no adverse effects on the associated environment, neighbouring residents, etc. In the case of the Buttley, this application is, therefore, supported, but with recommendations that: a) Trees on the Buttley side at the eastern end of the installation (closest to the Vineyards) should be left in place and preferably augmented with other trees specifically sited to mitigate against reflection nuisance; and b) Fencing proposed along the north side of the panels should also be added to the east and western edges of the installation as a courtesy to neighbours who would otherwise have a sight line to its unattractive edges.”
