P170359/F – Proposed new dwelling, Land at Green Gables, Eardisley, Herefordshire Comments by 10.03.2017. EGPC responded ‘Concerns were expressed about whether there was sufficient line of sight from the entrance/exit as indicated on the site plan, which is believed to be close to the bend on the road back towards Woodseaves. Subject to the above concern being addressed appropriately, no further concerns or objections were raised.’ Approved with conditions.

Proposals for the demolition of an existing lean-to extension and proposals for a larger two storey extension

In respect of the above application, Eardisley Group Parish Council has asked me to forward the following representation on their behalf:

EGPC has NO OBJECTIONS to this application on the basis that: (a) it does not contravene any policies contained in the Neighbourhood Development Plan, (b) the development is deemed to be reasonable and is in keeping with the rest of the property and (c) the property is semi-detached and the neighbouring property owners were given permission previously for a very similar extension, hence there is a precedent.

P163946/F – Proposed erection of storage building, Little Meadows, Eardisley, Herefordshire Comments by 02.03.2017. EGPC responded ‘No Objections’.

P163761/F – Land off Barley Close Woodseaves Road Eardisley Herefordshire
Proposed residential development comprising 10 open market family homes. Revised proposal from developer (James Spreckley) Further to the email below, EGPC has considered the revised site plan in respect of the above planning application and asked me to submit the following additional comments on their behalf:
Given Policy H1 of the NDP, supporting statement 8.2.5. states “at least” 23% of market housing should comprise 2 bed family housing, EFPC believes this should translate to 3 x 2 bed houses, 5 x 3 bed houses and 2 x 4 bed houses in the revised plan.
Other revisions concerning improved sight lines were regarded positively.
In conclusion, if the above housing mix can be adhered to as per the NDP, EGPC would support this application.’

Eardisley Sawmills Site – Email from Andrew Banks, Planning Officer, HCC. Decision to exclude affordable housing from the proposed development scheme.

‘Further to my email below, the Planning Group of EGPC has met to discuss the above proposed development referred to in Section 9.1, Policy MD1 (f) of the Neighbourhood Development Plan.

As there is strong feeling regarding any dilution of the proposals as adopted in the NDP, EGPC has asked me to pass on the following response:

Provision of affordable housing as part of any proposed developments with more than 10 houses is clearly stated in Policy H1, 8.2.5. The target of 35% would, therefore, equate to 9 such houses in a development of 25 as per The Old Sawmills Site. For this reason, EGPC would not be prepared to support a proposal to remove the requirement for affordable housing.

Concern was also raised about the mixed use site and proximity of proposed housing to the industrial units extant.’

NB: At present the above exchange has been conducted directly by email with HCC Planning Officer, Andew Banks, rather than as a direct response posted on the Planning Portal.
